Curious if anyone else here feels they missed out on an opportunity from 2020-early 2022? Feeling duped by another sub.

I post in the bubble sub a lot. I didn't buy in early 2020 either. My situation was a little different than yours though. I didn't buy back then because I had just started a new job in sports, was living in San Francisco, barely had 4% available for a down payment COVID had just made my employment in sports precarious.

Then in 2021 I was ready to move out of SF to somewhere cheaper and buy. But my wife wasn't. I did eventually convince her the best financial decision was to move somewhere we could actually afford a home but it took time (and some changes out of our control in our careers) for her to come around on that.

By the time we did move the rates had gone up and prices were close to their peak and now we're looking at options worse than we could have gotten 1 year ago. But instead of being despondent and playing the what if game we are saving and keeping our eyes out for the right opportunity. Don't do woulda, coulda, shoulda. It is pointless and is only gonna make you upset.
