If you think the Denver rental market is $&#-7$( , just wait a couple of years.

they specifically passed the legislation to target 25k something single family home rentals...to benefit new development and more corporate owned properties.

code compliance doesnt necessarily mean habitable, and will force independent landlords, especially anyone on fixed incomes to sell, most likely to banks and corporate management companies who will hold onto the property. either to keep it empty to manipulate the market or redevelop it themselves into high priced town homes or luxury apartments. even if an individual buys the property, its no longer a rental.

these issues were brought up at the time, most people on r/denver supported the licensing changes. the end result will be the end of independent landlords, and the complete dominance of bank owned properties and corporate management companies. with the price of rent skyrocketing in denver. this is what denver wanted though. its specifically using boulders system as a reference, and look at rent costs in boulder.

go ask any independent landlord in boulder about the nightmare of permitting and licensing for their rental. its designed from the ground up to discourage you from renting out your property.

everything this city council has done has made life significantly worse for city residents...and no one really seems to care. with this licensing thing, i get the impression that since tenants are being priced out of the city anyways they just want to spread some of that misery around, property owners getting fucked is the least of their concern...even if it means they will be out on their ass sooner rather than latter.
