Resi 120/208Y: MWBC good or bad idea?

That house sounds like a pain in the ass.

Yeah I guess. To me it's all I know. I've only ever rewired my house and then this house shortly. A basement would be MUCH easier (for wall receptacles). I could basically split 14ga lighting up into attic and 12ga receptacles (and stove) going down into basement. But with this place everything runs across the garage, then across the attic, then drops down. I don't daisy chain anything (did whips everywhere except one receptacle next to windows... because no f'ing basement so have to come in from above).

just plug stuff in and turn in the lights and if it works it's good even if it's not your standard split phase.

It's old Navy housing. Homes were built on slabs back in 1955 with in-slab (electrically heated) glycol based radiant floor heat. At some point it broke and they put in oil fired hydronic baseboards. Neighborhood (about 200 homes) still as the 208Y though. I like it :)

But yes, whoever buys the home chances are they won't know what split phase is. I've been advised by a realtor (who I'm not using to sell) NOT to highlight that it's a 120/208Y neighborhood and that some split phase 120/240V appliances may not work in the house. Realtor said it might limit the buyer pool. Personally I'd rather sell to someone who is excited about the 208Y... But reality is I don't give a shit. I want to fix it & sell it. I'm not a scumbag and we live one block over so I won't cut corners, but I bought the house to fix and sell, not rent or interview/screen potential buyers.
