Timeless design choices

A logical design for living; that is, how do you get groceries into the house, can you take out the trash directly from the kitchen, where is house/garage access, do windows look out on a pleasing view, can you access the backyard from the driveway, how private are the bedrooms, is there a bathroom for guest access without going through a bedroom, where is the laundry space, does the kitchen have a good work triangle, are surfaces easy-maintenance, is it large enough for my family but small enough to keep clean. HVAC would be no more than 5 years old and high efficiency. Roof is consistent with the neighborhood, again relatively new.

Everyone's checklist will be different, along with their compromise points. Buyer A may not care about garden space, B wants a main floor master suite for aging in place, C needs a windowless media room, D wants to breed pythons and I have no clue what that involves, E needs a house right now regardless of the layout.

I wonder if a local realtor would be a good source of advice.
