When selling an old home is it wise to put in new flooring?

Yep. Don’t replace the flooring. That’s terrible advice from probably a newby agent. There are lots of things you can do prior to listing a home for sale that will give you far more bang for your buck in terms of market appeal.

— Landscaping, particularly in the front of the home — it’s the first thing people will see online in the listing. Curb appeal is a real thing. Put some money here ASAP. Especially if the home is occupied by tenants, this is easier to coordinate without disturbing the renters.

— DEEP cleaning, including the floors. Spend $1,000 and have those floors and all the laminate and vinyl and walls steam / deep cleaned throughout the house by a professional team.

— Replace outdated light fixtures with cheap, simple new fixtures (unless they are cool / vintage). You can do this yourself.

— touch up paint throughout, or repaint / primer interior.

— Pressure washing — driveway, decks, all concrete and wood surfaces.

— clean moss off of the roof, and do a pre-inspection walk through of the things buyers may see that will give them leverage during closing like downspouts and gutter issues, electrical issues etc.
