Which neighborhood(s) do you think will be gentrified next?

Near North/Sumner-Glenwood/Harrison area.

My thoughts: - North Loop is getting trendy and expensive with young people. Tons of new construction, trendy bars/restaurants, luxury apartments, and $$ businesses have popped up in the last decade. - The area surrounding North Loop has historically been a lower income, cheap but “bad” area. Over the last few years there’s been a big focus on revitalization and lots of new business/housing construction (both from the city and private investors like Tim Baylor). - As North Loop becomes increasingly expensive and more new housing becomes available in the surrounding area, young suburban people who want the North Loop experience but don’t want to pay $2K a month for a 600 ft apartment will go to Near North - boom, gentrification.
