Landlord issue

Once you signed a lease, it is automatically renewed evry year (meaning that you don't have to sign another evey year).

You get a new lease when there are new conditions (change in rent price mostly). Then, you sign it if you agree to pay th increase or, you decline to renew the lease.

From what I know, as a renter (you already live in the place), you do not have your conditions.

You can sign a letter that specically mention : 'that you will renew your lease if and only if, the landlord accept to do x repair by xyz date. If the repairs are not done by xyz, I will leave my apartment.' The landlord has to agree and sign. Also, you could have added 'fence will be installed by x date, directly on the lease.

Otherwise, you cannot do much. You renewed your lease (accepted therefore the increase if there was one), so your are bound .

If it was added directly on the lease as one of the amenities offered, you can ask for a price decrease to take this into account- but it is not a valid reason to brake a lease.

You option is to give a three months notice to your landlord and leave.
