Buying a home, straight out of the dorms?

That must be standard pricing where you are at because many places do not like to do mortgages under $50K.

How long do you plan to be stationed there. How many years do you have left in the Air Force. Is this area a place you would want to retire to.

You might be able to get a VA loan as the VA has exceptions for people with no credit the problem is going to be a lender that will work with you on it. Most lenders have a 620 or 640 minimum score requirement in order for them to work a VA loan. You might contact the Va regional office to see if they know a lender like that.

You are going to need to hold back some of that cash as you need 4 payments in the bank and you are going to need some money. In the event you go VA you will have a funding fee plus closing cost. So your actual mortgage is going to be about the purchase price of the home, so hold back $5K, then with a 10K in minus funding and closing, you are looking at a loan of around $38K.

One thing you might do is see if seller can finance the sell themselves. You would want to higher a real estate attorney to handle the deal. You could give him $10K and then do a 15 year or less with him as a decent interest rate. He could use a company like [National Family Mortgage](https://www.nationalfamilymortgage.com/borrow/] to handle the servicing on it.

Regardless after you find out if you can do this or not you should start building credit, do not attempt this until you know if you are going to get this. If you do wait till after closing to get other credit started. I would check with an on base Credit Union or with USAA. If you had at least a 640 and more than a year in the Air Force and at that duty station this would have been easier to pull off.
