Can anyone share their experiences with a property management company as an owner?

Years ago, my SO and I rented a house that was managed by Hawkeye Property Management, and it was a gong show.

Both her and I were the names on the actual lease, and it was indicated on the lease that there were 4 people living in the house (we had a few roommates to help split the rent). After a few months into our one year lease, we got notice from the property manager that the home owners wanted to stop by and take a look at the home and see how everything was being up kept. We met the home owners and took them around the house and showed them we were keeping up with the yardwork, etc. The owners said that they were happy to see how well we were keeping everything and wouldn't be surprised to see us living there for years. Well, 3 days later we came home to a notice to vacate posted on our front door from the property manager, with the reasoning being that there were 4 people living in the residence when there's only two people on the lease. I got ahold of the manager and indicated to him that on the last page of our lease, there was a line indicating that we were allowed to have 4 people living there and had not been in violation of anything in our lease. He agreed and withdrew the notice to vacate, as well indicated to us that the home owners were looking to move back from Alberta, and was trying to find any way to get us out early.

Shortly after this, the water heater in the basement developed a crack, which began spraying a fine stream of water at the central vac located right next to it, as well, it would keep knocking out the pilot light for the water heater as well. We contacted the property manager quite a few times in order to get this fixed, which we were told he would be replacing the unit with a rental unit, which never happened.

About two months before our lease was due to expire, we began to inquire with the management company about renewing our lease, which we were told that they would "look into it", but one month before our lease expired, we received our notice to vacate and informed that we were not going to be able to renew the lease. At this point it was more of a hassle than anything dealing with this management company, so we were fine leaving when our lease ran up.

One month before our lease ran out, the home owners showed up at the door, and were surprised to see that we hadn't packed anything and wasn't in the process of moving. I inquired to why that would be any concern of his since we still had the property for 30 more days. He told me that I was wrong and needed to be out that night, but thankfully I had our lease agreement, and the notice to vacate within arms reach to show that he was misinformed by the management company. This mistake would later cost us over $600 in additional utility charges, as the house had a separate basement suite, so we had two power bills. As well there was two gas bills, one for the house and one for the garage as the garage was heated. So because the home owners thought they were moving in, they got bills changed over, and then changed back to us, which somewhere in there we paid additional hookup fees, disconnect fees. In the span of those 30 days, we had previous accounts with Saskpower and SaskEnergy merged into new accounts, which were changed to other accounts, and additional ones created, all for this property.

When we moved out, the property manager did his inspection and said everything looked good, and we should expect our full deposit back within a week or so of moving out. A few weeks went by with no deposit being returned. I called and asked him about it, to which he informed me that the homeowners had some issues with how things were left when they moved in and would let us know what the final returned amount should be. Another two weeks after, we received a itemized list of issues they had that resulted in deductions from our security deposit. The list included a charge for servicing the central vac because it was filled with water, and a charge for fixing a broken water heater. I explained to the property manager that these items that they were claiming deductions for were all issues that we brought up months ago with him, and that were never taken care of. It took us over a month, and notices from the sheriff and rentalsman before we got "some" of our deposit back. And by some, it was the exact amount that was originally proposed, with all the deductions. The property manager said he paid the deducted amount that the homeowners wanted back out of his own pocket just so all of this could get taken care of.

TLDR - Rented house from Hawkeye Property Management. Had problems with stuff in the house that needed to be fixed and wasn't. Homeowners/Property Manager screwed us out of some of our security deposit by billing us for the repairs that the Property Manager never took care of when he should have.
