This isn’t entirely true, if he’s received mail in his name there people can claim residency. I don’t agree to change the locks he can call the cops and then that becomes a whole thing too.

No advice but as someone who has rental properties in their family and has also been a renter in the USA. File eviction papers with the court the proper way.

I do agree with calling the cops and filing charges because that helps add to your case of eviction. It doesn’t sound like he would resist by fighting with the courts but it’s the most diplomatic way.

I’ve seen first hand the whole let’s change the locks thing.. absolutely not allowed where I live if they have received mail in their name there.
