No. I am suggesting that rent caps constrain supply. Well documented in economic studies. Anecdotally, I know plenty of people who sold their properties. One person I knew sold all 6 of their properties to people from Ontario/BC which meant that all of them got evicted for new owner occupying.

Supply takes a long time to come online with permits, regulations and such. It takes years from planning, permits, and construction to get units on line...I know this because I work in building. Municipal and provincial governments have lessened the incentive to build more housing for various reasons, not just the rent cap. Actually, municipalities love it when we build condos and not apartment buildings.

Bottom line, government needs to give people a reason to build more housing. Things like a rent cap do not help that.
