How to invest into real estate

Dude. Get a job for a property managing company mowing lawns, and say exactly what you just posted to them. As soon as you are 16, they will be schooling you 32 hours/week (I think that is the max for 16 year olds?). You're gonna do this for 5 years. You will be the guy they will send to wipe up bloody messes, collecting rents, and sending into crawl spaces. You need all of this in your life to fully appreciate the shit which you will go through later on down the road.

Boom you understand all that. Then you're ready to move on from property management. You go to a job site, and tell Boss you want to WORK. Make sure you say WORK. He will pay you nice, you use that money to buy tools. Now you know something about building, and what to look for, how to build, what it costs, etc.

You're like 20-something now. You start a business doing whatever the hell you learned from Boss. Get your contractor's license, open a bank account in that business's name, and pay yo taxes. Now you're legit. You've made about 1,000 contacts in your local community.

At this point, you should definitely have some cash piling up, because people these days are very scared of manual labor for some reason. Then you approach the bank after 2 years of paying yo taxes. You need 2 years, I don't make these rules. Get yourself pre-approved.

Now you're ready. You are 22-25. You are still young and strong. You got a business rolling, some excellent experience, steady income, and you buy a 4 plex with 3.5% down. STEP 1 COMPLETE.
