If you were young once again in present day, what would tell your younger self to invest in?

Invest in yourself by working out/exercising three times a week.

Invest in your future by being frugal for the next 20 odd years or so. If possible put at least 50% of your paycheck after taxes in a retirement fund.

Buy what you need, only when you need it. Preferably on clearance.

Think about every single penny you spend. Do you need that Starbucks coffee? You can make a cafe latte/au lait for aprx 30 cents at home and buy a thermos (for like $5) to take it in your car or on a picnic or to work.

Cook at home.

Invest in yourself by educating yourself, by exercising and puttyig away money every chance you get. For a rainy day. Believe me one day it is gonna fucking rain hard, and you need that nest egg.

Invest in decent life insurance and a decent health care plan.

Try to get into the property market as soon as you can.

Buy the worst house in the best neighborhood you can afford

Don't buy the best house in a bad neighborhood.

Pay a reputable person to check everything in said house. Will cost a small fortune but you need to know what is wrong and what is going to be wrong very soon. It will save you money and grief in the long run.

As a 49-year-old woman, I wish I had bought more property/real estate. That is ultimately where the money is in the long run. Both for renting and as an investement.
