Heres what mine looks like. Bought a $2 mill house for $1.5 about six months ago... here are the current site values for my place...

Zillow... $1.6m Realtor... $1.4m Redfin... $2.0 to $2.2m Homes.com... $1.2m

So I really dont believe any of them. All of these sites listed the house at $2m and I negotiated it down. Now I see 3 of these listing my value at what I paid for it or even less. The house price as other mentioned is worth whatever someone was willing to pay for it. Originally my house was listed for $2.4 and no one bought it. No one bought it even at $2m. Then I came along and basically reset the valuation I guess. If I look at other homes in my area of similar size they are all going for $2m or almost that and I have more land than all of them.
