Or you could look at somewhere in the rough area of crystal palace where you may well be able to get a garden, which less frequent trains into town + an overground. It's surprisingly lively local area as well.

Or go out east and connect with the new crossrail line, probably rougher areas but you'll get plenty for your money and maybe they'll improve over time.
