You're not a leech & you're NTA. Your roommate is a choosing beggar though who is acting very entitled to a place they're only renting. You own the house & if people want to rent rooms at the rate you charge making it to where you don't have to work until you find something you're happy with then that's perfectly fine. If you can find people who make it to where all you are is a landlord that's okay, too, because it's your house. Would your roommate be happier paying rent someplace else or do they not want to pay anything & that's why they're throwing a fit. Either way it might be good to start preparing to find a new roommate since this one seems to have worn out their welcome with their entitled attitude. Do it legally, but getting them out or setting hard rules to cut their stuff before they chase off your other roommate needs to occur asap by the sounds of how they're behaving imo.
